Mabank Council considers tiny home resort proposal
MABANK–Mabank City Council met Feb. 11. The meeting began with citizens’ comments, expressing gratitude toward the city workers that clean up after storms. Another citizen was thanking the city for the Telehealth services and how it has helped his family since they do not have insurance. City of Mabank Mayor Randy Teague acknowledged these citizens comments with, “any time citizens make comments, they are certainly worth while because we do have groups of folks here that work through out our city that truly do love this town. A lot of times they do not receive the recognition that is due for the job they do for us, whether it is picking up trash or when you turn on that water that it is clean, to doing their best to patch every pothole they can find. I certainly appreciate your comments, and I know this council does. I fully anticipate that those sentiments will be expressed to all those guys that work in those crews, thank you very much.”
Chuck’s RV owner Ron Brooks approached the city council last month with the idea of putting tiny homes on various pads in the park. Brooks told the council that he is trying to provide a resort style living at an affordable cost. After a discussion with the council Brooks agreed to do more research and return the following month with his findings.
Brooks came with an update for the council Feb. 11. Brooks said, “So what we’re looking to deliver to the customer is all the benefits of ownership. We also want to provide a resort kind of living, where you are not dealing with anything outside of your home, you have the pool, pickleball court, trails, security and it is a resort where everything is taking care of.”
According to Brooks, they came up with a traditional sale that will be listed on MLS (Multiple Listing Service). The starting price on the two units is $169,500 each with a long-term 40-year lease for the lot. It allows the buyer to have full homeownership and have rights as a homeowner but allows us not to plot every lot. All the standard stuff in an HOA (Homeowners Association) or COA (Condominium Owners Association) will be part of the lease agreement which will start at $450. This will also cover any and all taxes.
Teague asked, “Do you have a minimal/maximum number in mind with regards to units?” Brooks answered with, “Right now we are focused on 13 and after that we will come back to you and share our results and together decide what is good.”
The council granted Chucks RV a variance for the tiny home community as he has described, pending review of all pertinent documents that Brooks has described.
In other business, the council:
• Signed Kaufman County’s Order of General Election.
• Heard from Johnny Adams, thanking the council for attending the chili supper for the Mabank Fire Department.
• Heard from City Administrator Bryant Morris on work from the water department.
• Heard about the projects with Texas Department of Transportation to add sidewalks from the high school down to Southside Elementary.
